What is the NDIS?

The National Disability Insurance Scheme (NDIS) is a scheme of the Australian Government that helps fund the costs associated of living with a serious disability. The scheme was legislated for in 2013 and is expected to be in full operation nationally by 2020.

The scheme presents an opportunity for property investors to build housing fit for purpose to accommodate tenants with a disability. The Government will pay the rental costs of the disabled tenant for 20 years at exceptionally high yields.

Why is it so good for investors?

The NDIS scheme not only offers investors a chance to earn excellent returns on their investment; it also presents an opportunity to help those desperate for their own bespoke housing. This includes the ever growing number of young people having to be homed in elderly care facilities, developing an NDIS home is a far happier solution.

High Yields

With yields as high as 16% the NDIS scheme offers investors long term steady income with a market beating yield.

Federal Government Backing

Government has put aside $700m in funding per year for the next 20 years. On current scheme performance this is predicted to be renewed after the initial 20 year period.

Huge Demand

The NDIS reports that with around 460,000 Australians under the age of 65 with a permanent and significant disability, a waiting list is now in place.

Fully Managed Tenancies

Once the home has been made "tenant ready" for three to five occupants the investor-owner then grants the care provider permission to operate in the home for a predetermined rental amount and, in many cases, a share of the care business’s profits

Retains Owner's Benefits

All of the traditional property ownership rights are retained when participating in this scheme.
